Draft notice
These conditions are a working draft and must be checked by a solicitor before they are relied on. Items marked [TO BE CONFIRMED] will be filled in once confirmed.
1. Definitions
- "Adlington Self Store", "we", "us" means Adlington Self Store ([INSERT LEGAL ENTITY NAME], company number [INSERT COMPANY NUMBER], registered office [INSERT REGISTERED ADDRESS]).
- "Customer", "you" means the person or business named on the booking.
- "Unit" means the storage space allocated to you.
- "Facility" means our site at Adlington Business Park, Macclesfield, Cheshire, SK10 4NL.
- "Goods" means everything you keep in the Unit.
- "Licence Fee" means the monthly charge for the Unit shown at booking.
2. Your licence to use the Unit
We give you permission to use the Unit to store Goods. This is a licence, not a tenancy or lease, and it does not give you any rights over the land or buildings.
We may ask you to move to a Unit of a similar size at the Facility. We will give you reasonable notice and will not charge you more for the move.
3. Booking and payment
You book and pay online. The Licence Fee starts from £100 per month, depending on the Unit, and is paid monthly in advance. VAT status: [TO BE CONFIRMED].
Your first payment is taken by card at booking. After that, payments are collected by card or Direct Debit through [INSERT DIRECT DEBIT PROVIDER]. You must keep a valid payment method in place for as long as you store with us.
4. Late or missed payments
If a payment fails we will tell you and try to collect it again. A late payment charge of [TO BE CONFIRMED] may be added.
If your account stays unpaid for [TO BE CONFIRMED] days, we may stop your access until it is paid in full. If it remains unpaid after that, and after we have sent you written notice, we may sell or dispose of the Goods to recover what you owe, following the law, including the Torts (Interference with Goods) Act 1977. Any money left over after costs will be returned to you.
5. Access to the Facility
The Facility is behind locked automatic gates. The only ways in are a mobile phone linked to your account or your own individual PIN code. Access hours: [TO BE CONFIRMED].
Your phone access and PIN are personal to you. Do not share them with anyone you have not told us about. You are responsible for anyone you let into the Facility. Tell us straight away if your phone is lost or you think someone else knows your PIN.
6. Looking after the Unit
- Fit your own lock and keep the Unit locked whenever you are not there
- Keep the Unit clean, dry and in the same condition as when you moved in
- Do not live, sleep or run a business from the Unit
- Do not make changes to the Unit or attach anything to its walls, floor or roof
- Do not cause a nuisance to other customers or neighbours
- Follow site rules and any reasonable instructions from our staff
7. Goods you must not store

- Food or anything perishable
- Animals, plants or anything living
- Waste, or anything that gives off fumes, smells or liquids
- Cash, jewellery, and items of special or sentimental value that cannot be replaced
8. Insuring your Goods
You must keep your Goods insured for their full replacement value for as long as they are stored with us. Insurance options and requirements: [TO BE CONFIRMED].
9. Our responsibility
We take reasonable care to keep the Facility secure, but we do not take responsibility for loss of or damage to your Goods unless it is caused by our negligence or breach of these conditions. Where we are responsible, our total liability is limited to [TO BE CONFIRMED].
We are not responsible for business losses, or for loss caused by events outside our reasonable control. Nothing in these conditions limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.
You are responsible for any loss or damage your Goods, or anyone you let into the Facility, cause to us, our property or other customers.
10. When we may enter the Unit
We may open the Unit, removing your lock if necessary, in an emergency, if the police or another authority requires it, for essential maintenance, if we reasonably believe you are breaking these conditions, or as part of the process in section 4. We will tell you beforehand where we reasonably can, and fit a replacement lock afterwards.
11. Ending the agreement
You can end the agreement by giving us [TO BE CONFIRMED] notice. We can end it by giving you [TO BE CONFIRMED] notice, or straight away if you seriously break these conditions.
By the end date you must remove all Goods, take off your lock and leave the Unit clean and empty. Goods left behind after the end date may be treated as abandoned and dealt with under section 4, and you may be charged for clearing the Unit.
12. Deposit
Deposit: [TO BE CONFIRMED]. Where a deposit is taken, it will be returned after you leave, less anything you owe us.
13. Your personal data
We handle your personal data, including CCTV images and gate entry records, as set out in our Privacy Policy.
